Garden roomEven our most modest of garden rooms benefit from the same attention to detail and flexible design philosophy we employ with regard to our major projects. All of our garden rooms are individually design to suit the proposed location and the client’s specific requirements. However a garden room by ashWOOD is still commensurate in price with the factory produced mass market structures of our competitors.

We design and build contemporary garden rooms clad in Red Cedar, traditional oak framed garden rooms and stone or brick built garden rooms to match the surrounding structures.

Even though garden rooms are exempt ashWOOD construct all garden rooms to comply with current building regulations (unlike many of our competitors).

We include powder coated aluminium bi-fold doors, 100% treated structural timber, Kingspan insulation, solid concrete floors (subject to site survey) and EPDM roof coverings with aluminium trim.

ashWOOD usually organise all connections between the garden room and the home for gas, water, electricity and broadband. We can include for any necessary garden hard landscaping and all enabling works within the home.

We offer full flexibility with regard to electrical and lighting layouts; we can offer several options with regard to heating, we can include the installation of kitchens and bathrooms and we can include alarm and music systems.

Usually garden rooms by ashWOOD don’t require planning permission

Garden Rooms are deemed to fall within the permitted development rights of domestic buildings. Garden Rooms therefore do not require planning permission providing certain conditions are met. The key issues are as follows

  • The garden room must not be within the curtilage of a listed building.

  • The house must not be situated within a conservation area, an area of outstanding natural beauty or a world heritage site.

  • The garden room and other buildings on the site must not occupy more than 50% of the land around the original house. 

  • The garden room should be single storey and an overall height less than 4.0m if over 2.0m from a boundary.

  • The garden room should have a maximum height of 2.5m if it is within 2.0m of a boundary.

  • The garden room must not stand forward of the principal elevation of the house (usually the elevation fronting a highway).

All planning applications are carried out in house by ashWOOD. We have the necessary expertise and experience to deal with listed buildings, conservation areas and homes where permitted development rights have been removed.
